Miller-Valentine Group Begins New Construction
On The Lofts at One West High Street

CINCINNATI (December 9, 2008) - Miller-Valentine Group announced today that construction has begun on The Lofts at One West High Street, an upscale, 11-unit Miami University student apartment building with two retail spaces in Oxford, Ohio, located in the city's historic Uptown District. Scheduled completion of this project is August 2009 in time for the 2009-2010 Miami University school year.

"The City of Oxford is in high demand for upscale apartments and retail space and this project will benefit both the residents of Oxford and Miami University students," said Bernard Rumpke, President of Main & High Development, L.L.C., and developer of The Lofts at One West High Street. "We chose Miller-Valentine Group to work with us because of its flexibility and commitment to work in a challenging environment under strict time constraints."

Because the construction site is landlocked, Miller-Valentine has limited working space and has to prepare well-planned, highly specific and detailed arrangements with all suppliers. Most of the construction materials are being stored at an off-site location and brought in when needed.

All 11 apartment units have been leased to Miami University students for the 2009-2010 school year. Main & High Development has confirmed that a restaurant will occupy one retail space; negotiations are still in progress for the second space. One retail space is 2,500 square feet and the second is 2,000 square feet.

"The Lofts at One West High Street is located in at the prominent location in Oxford at the intersection of the Main and High Street in the heart of the Uptown District," said Brian Lacon, Project Manager with Miller-Valentine Group's Commercial Construction Division. "This site has been undeveloped since a fire in 2005 destroyed the previous building. Both the City of Oxford and the community have been very eager to see development here and very excited to see this project proceed."

One West High Street is a four-story building with a partial basement; the building totals nearly 25,000 square feet.
