LEASE TERMINATION TO NEW RESIDENTS
The Miller-Valentine Promise: Job loss in first 12 months of lease, move without penalty

Dayton, Ohio (March 5, 2009) - Recognizing the financial hardship that a volatile job market creates, Miller-Valentine Group announced today that it will offer penalty-free lease termination at all 88 of its residential communities. If a resident signs a lease at any Miller-Valentine Residential community and then loses his/her job within 12 months of signing the lease, the resident will be allowed to terminate the lease and move penalty-free - it's the Miller-Valentine Promise.

The program, applicable to new leases only, is effective immediately and will stay in effect for the foreseeable future.

"Every week, we hear about more layoffs around the country and in our own backyard," said
Jim Fenwick, president of MV Residential Property Management. "We certainly hope that none of our residents ever lose their job, but if they do we are offering the Miller-Valentine Promise of penalty-free lease termination - and hopefully a little peace of mind."
